Renting privately? UC housing element is based on Local Housing Allowance rates. Calculate what you could receive.

Universal Credit Housing Element Calculator

Note: The housing element is based on the Local Housing Allowance (LHA) for your area, not your actual rent. LHA rates vary by Broad Rental Market Area and bedroom need.

How to Use This Calculator

1
Find your LHA rate

Look up your Broad Rental Market Area rate at gov.uk — it depends on your postcode and bedroom need.

2
Enter your actual rent

The housing element is capped at your LHA rate even if your rent is higher.

3
Check bedroom entitlement

Single people under 35 are only entitled to the shared accommodation rate (1 room), not a 1-bedroom rate.

4
Add earnings if working

UC is reduced as you earn more — the 55p taper applies to income above the work allowance.

Frequently Asked Questions

What is the UC housing element?

The housing element of Universal Credit helps with rent costs for private tenants and most social housing tenants. For private renters, it's capped at the Local Housing Allowance (LHA) rate for your area.

What is the Local Housing Allowance?

LHA is the maximum housing benefit/UC housing element for private renters. It's set at the 30th percentile of rents in your Broad Rental Market Area (BRMA). Rates are updated annually.

Why might I get less than my full rent?

The LHA cap means you only get up to the LHA rate, not your actual rent. If your rent exceeds LHA, you must make up the difference. This is the most common reason for housing element shortfalls.

What is the single room rate?

Single claimants under 35 without dependent children are only entitled to the Shared Accommodation Rate (SAR) — the LHA for a single room in a shared house, not a self-contained flat.

Does UC housing element cover council tax?

No — UC doesn't include council tax support. Apply separately for Council Tax Reduction through your local council.

How does the 55p taper affect housing?

For every £1 earned above your work allowance, your total UC (including housing element) reduces by 55p. The work allowance is £404/month if you claim housing costs, or £673/month if you don't.

Can I get housing element if I own my home?

No — the housing element is only for renters. Homeowners with mortgages may claim Support for Mortgage Interest (SMI) as a loan, not through UC directly.

What about social housing?

Social housing tenants can get a UC housing element, but it's limited to the 'eligible rent' assessed by the council. There's no LHA cap for social renters — they can get up to their full rent.
