How to Use This Calculator

1

Select property type

Detached, semi, terrace, flat, or bungalow — each has different efficiency characteristics.

2

Choose property age

Older properties typically score lower due to building standards of the era.

3

Specify insulation

Wall insulation is the biggest single factor in energy efficiency.

4

Select heating system

Heat pumps score highest; electric resistance heating scores lowest.

5

Frequently Asked Questions

What is an EPC rating?
An Energy Performance Certificate rates a property's energy efficiency from A (most efficient) to G (least efficient) on a scale of 1-100. It shows estimated energy costs, CO2 emissions, and recommended improvements. EPCs are required when selling or renting a property in England and Wales. The certificate is valid for 10 years and costs £60-£120 from a qualified assessor.
What EPC rating do I need to rent out a property?
Since April 2020, rental properties in England and Wales must have a minimum EPC rating of E. Properties rated F or G cannot be legally let unless they have a registered exemption. The government planned to raise this to Band C for new tenancies from 2025 and all tenancies from 2028, but these proposals have been postponed. Landlords should still plan for improvements.
How can I improve my EPC rating?
The most cost-effective improvements are: loft insulation (from D to C, £300-£500), cavity wall insulation (£500-£1,500), upgrading to a condensing boiler (£2,000-£3,500), installing double glazing (£3,000-£7,000), adding a heat pump (£8,000-£15,000 with grants), and solar panels (£5,000-£8,000). Each improvement typically raises the score by 5-20 points.
Does EPC rating affect house value?
Yes, research shows that properties with higher EPC ratings command a premium of 5-14% compared to less efficient homes. An A/B rated home can sell for up to 14% more than a G rated equivalent. Mortgage lenders are increasingly offering green mortgage products with better rates for energy-efficient homes. Energy costs also directly affect affordability assessments.
What grants are available for energy improvements?
The Boiler Upgrade Scheme offers £7,500 towards heat pumps and £5,000 towards biomass boilers. The Energy Company Obligation (ECO4) provides free insulation and heating for low-income households. Local authority grants vary by area. The Home Upgrade Grant targets the least efficient homes in lower-income areas. Check the Simple Energy Advice website for personalised recommendations.
