A party wall notice must be served at least two months before work begins for party wall works (such as work directly on the party wall), or one month before for excavations near a neighbouring building. Notice is required for works including building on or near a party wall, loft conversions, basement excavations and rear extensions near a shared boundary.

Can I avoid party wall surveyor costs?

Yes, if your neighbour signs a party wall agreement (consent) in writing within 14 days of receiving the notice, no surveyor is needed and costs are zero. If they dissent or do not respond, surveyor involvement becomes mandatory. Good neighbourly communication before serving notice can often avoid formal proceedings.
